We are a small Overland Park exterior cleaning outfit built around one idea: do the job properly, explain it in plain language, and let the finished driveway do the selling.
OUR STORY
BUILT ON ONE IDEA: DO IT THE RIGHT WAY.
Midwest Pressure Washing LLC started the way most trade businesses in Johnson County start — with one truck, one machine, and a neighbor who needed a decade of algae taken off the north side of their siding. Word moved down the street, then to the next subdivision, and the equipment list grew to match the work.
Today we run soft-wash and high-pressure setups out of our base on W 129th St in Overland Park, covering homes, driveways, decks, roofs, gutters and small commercial properties. We are deliberately not a franchise. There is no call center, no upsell script, and no rotating cast of subcontractors showing up in an unmarked van.
What has not changed is how we quote. We walk the property, measure the actual square footage, tell you which surfaces need a low-pressure chemical clean versus real pressure, and put a number in writing. If a service will not make a visible difference on your property, we will tell you that instead of selling it to you.
HOW WE WORK
WHAT WE HOLD TO
01 RIGHT METHOD, NOT MAX PRESSURE
Every surface gets the pressure and chemistry it can take. Soft wash for siding, roofs, painted wood and screens; high pressure and a rotary surface cleaner for concrete, brick and pavers.
02 PRICE IN WRITING
You get a written estimate after we have walked and measured the property. The number we hand you is the number you pay unless you add work.
03 PROTECT THE PROPERTY
Plants get pre-soaked and covered, fixtures and outlets get masked, and pets' and kids' items come off the surfaces before we start.
04 WALK THE JOB AT THE END
We do not load the trailer until you have seen the finished work. Missed spots get fixed on the same visit, not on a follow-up call.
THE CREW

Owner-operated. The person who quotes your property is on site the day it gets cleaned.
Our crew is small on purpose. The same people handle the quote, the prep, the wash and the walk-back, which is why the details — the masked outlets, the covered hostas, the rinsed-down windows — do not get skipped when the schedule gets busy.
Everyone on a Midwest Pressure Washing job is trained on both methods before they touch a trigger: low-pressure soft washing for anything porous, painted or shingled, and high-pressure surface cleaning for flatwork. We carry liability insurance and we are happy to send a certificate to a property manager or HOA on request.
